Twin Brooks, St. John's



The Twin Brooks Condominiums are conveniently located in a sought after neighborhood in the west end of St. John’s and close to the TCH, major shopping centers, schools, recreation facilities, churches and Pitts Memorial Drive. The west end has traditionally been a sought after area of the city and has consistently generated high resale values. Construction of the project will start in June 2006 and first occupancies are slated for the fall 2006.

The 81unit development is surrounded and sheltered by good quality homes in a friendly neighborhood setting. Subdivision design takes great advantage of the adjacent nature preserve lands and provides a recreation space with a horseshoe pitch, gazebo and park benches adjacent to the natures preserve. Guest/visitor parking is provided throughout the development and space will be provided for RV and Boat parking. The developer will create a walking trail link to the adjacent River Bend project. The streets and underground services are designed to full City standards and will be maintained and operated by the City. As well, the City will maintain full garbage collection services. Many of the lots offer southern orientations to maximize outdoor living.


The developer, Reardon Const. & Devel. Ltd. (RCDL) has extensive experience with condominium construction, having completed 7 previous condominium projects. Most notably, RCDL completed the Westview Village project (85 homes) and the Summerville project on Elizabeth Ave (40 units and 50,000 sf commercial suites). As well, the company has completed; the Imperial and Carriagehouse condo projects in St. John’s; the Vanguard Village condo project in Gander; and the Whispering Creek condo project in Wolfville, NS.The company has also just completed the 46 unit Woodlands Condominium development located at Kilmory Place and Tyrone Place in the city’s east end. The project was constructed between 2004 and 2005. The developer is also just completing the 63 home development at Nature’s Edge on Mundy Pond.

The developer has assembled a multi-talented team of workers, sub-trades and suppliers to build the homes in Twin Brooks Condominiums. Many of the staff and sub-trades working with RCDL have been with the firm over 18 years, attesting to the company’s commitment to the industry and it’s clients. Once a client selects a floor plan and site, the company gives a firm construction and delivery schedule. Every buyer in Twin Brooks has a sales/detailing coordinator assigned to the coordination of their home. And the commitment to professionalism doesn’t end there. The company utilizes top quality construction materials in all its work and makes every effort to utilize the latest and most energy efficient construction techniques.

Home designs

All homes feature all living on one level and full basements for additional development and living space. Most homes offer two bedrooms and 1 ½ or two bathrooms and some homes feature garages. The builder takes great care to ensure the optimum sound and fire seperations between units by utilizing the latest ICF (insulated concrete forms) technology. Sound/fire walls exceed building code requirements and extend above the ceiling to the underside of the roof trusses to ensure maximum security between units.

To ease the transition from the traditional single family home, all homes incorporate: a front door and back door; patio with a privacy screen; and, individual driveways. All owners are saved the challenge and burden of walking across large parking lots, traveling long hallways and the impersonal lifestyle of “building” living. Our clients tell us they appreciate the ability to park directly in front of their home, in their own driveway and being able to easily move groceries and shopping items directly from the trunk of their cars onto their doorstep.

The developer has a full design team on staff and rigid architectural controls are enforced to ensure the color schemes, design and detailing are maintained throughout the project. Unlike many other builders, RCDL will also customize home plans to suit the individual needs of it’s buyers. RCDL utilizes many energy efficient details and design features including high efficiency HRV (heat recovery ventilation) systems and optional upgrade insulation packages into it’s homes to ensure that it’s clients enjoy a comfortable and easy to maintain lifestyle.


Twin Brooks Condominiums homes are fully finished and are well appointed with good quality flooring, cabinetry and lighting. All clients are extended the opportunity to “customizing” their unit by upgrading the flooring, cabinetry and lighting. As well, the builder will finish additional basement space should clients require recreation or hobby room, extra bedrooms or bathrooms or any other special space need. Many clients add security systems, gas fireplaces, intercoms, music wiring and other features to truly customize their new homes. The builder also offers optional appliance packages should clients choose to update their old appliances.


All homes come complete with full exterior landscaping. All homes have a dedicated driveway and rear patio complete with 6' high privacy screen. The developer will also plant two mature trees (15') with every home to ensure the “established neighborhood” look. Where possible, the developer will also make every effort to maintain any existing trees along the rear yards, the nature preserve and the recreation space.

Condominium Living

Buyers in the Twin Brooks Condominiums project will appreciate the carefree and maintenance free living concept. The modest monthly condo fees include: all exterior maintenance; driveway snow clearing; a capital reserve fee; and, the property managers supervision fee. Based on the developers past experience, the fee structure should be sufficient to maintain the project with only the usual COL (cost of living) increases envisioned for the future. The bungalow design of the project eliminates the need for costly elevators, phone lines, sprinkler maintenance fees, and other costs associated with some projects. Other than a small allocation to maintain the park space, all condo fees go directly to the maintenance and upkeep of the homes. As with any other form of home ownership, owners are responsible for the interior maintenance and upkeep of their homes.


Can I sell my home in the future? Yes, condominium ownership is no different than regular home ownership in this regard. You can sell at any time in the future should your needs or ability to maintain your home change.

Can I have a Pet? Yes! Owners are permitted to keep their house pets (cats or dogs). The Rules and Regulations (R&R) for the project will include a provision that animals be less than thirty pounds and that all owners will respect the needs and privacy of other owners in the development by not permitting their animals to roam freely or make undue noise.

Can my family visit and stay in my home? Yes, the R & R for the development will include restrictions on the length of stay (3 weeks) for children under 19 years of age. Adults or children over 19 are permitted to live full time with their parents or guardians.

Will there be age restrictions on ownership? Yes! The Twin Brooks Condominium project is designed and marketed as an “Active Adult Lifestyle” community. At least one of the principal owners of each unit must be over 50 years of age. Buyers will also be required to sign and acknowledge a restrictive covenant with their deed to ensure that future buyers in the development will be of at least the minimum age requirement.
